PIVOT is a
program that will switch your laptop between working on a network and working
as a standalone computer.
When attached to the network, the data directories are on the fileserver (say)
the N: drive. (This is true not only for Appraisals, but also Photos Plus,
Sketches, Apex, etc...). When you detach your laptop from the network, it can no
longer find the N: drive and the data pointers must be changed to local drive
C:
You can
manually change the data settings in the .ini control
files and you can copy the appraisals from one \tradata\data
folder to the other and the sketches from one \smsdata
folder to the other but PIVOT is an inexpensive way to save a lot of time and
trouble.
Briefly, you
install the programs, working files and the data to the laptop’s local drive
C: This creates the necessary folders,
pointers and control files on the laptop so it will work stand alone. You tell
PIVOT that these are your settings when disconnected from the network and PIVOT
will remember them. Then you connect to the net work and re-install the
software pointing the data folders to the fileserver and tell PIVOT what the
network data settings are. PIVOT will also remember these settings.
To use when
connected to the network: Open PIVOT and tell it you are connected to the
network. Then open the Appraisal program and work normally.
To use when disconnected from the network: Tell PIVOT you are disconnected.
Then open Appraisals and the program works entirely from the
laptop's local C: drive.
Pivot also
contains a built in file transfer routines to send files back and forth between
the network and the laptop's local hard disk. However there is one
consideration you must understand associated with sketches. When you do a
sketch the sketch is saved to the active data directory and only a
representation of the sketch is embedded in the appraisal sketch addenda. That means when you copy the appraisal to the
other system there is no way to access and modify the sketch unless you also
copy the sketch file. PIVOT will do that for you too.
Please give our
sales staff a call if you're interested in licensing PIVOT. You are provided
with easy detailed instruction for installing and it comes with our customary
45 days of free technical support.
Spyware Protection: WebRoot
- Instructions for Free Scan
Spyware is a lot like a virus except worse. It is very
insidious. Signs are a slow down in
processing, unexpected pop ups, weird unexplainable things
happening on your computer. This is the one that can obtain your personal
information and pass it on to others with out your knowledge.
We have found most freebee anti spyware
programs aren't very good.
We have used Webroot on our system for over a year and haven't had a spyware problem since installing it.
The following will take you to the Webroot website and provide a free scan of
your computer.
Log on to
the internet
www.webroot.com
At the lower left there is a Consumer Spy Audit option
(for home and small businesses). On the next screen at lower left there is a
Free Spy Scan.
After it completes (minute or two) it will display the results of 4 categories
at right. If there are any numbers not 0 (zero) you have
spyware which may account for your problems.
You can download Webroot for $29 and all updates are free for a year.
How
to keep programs from starting automatically when the PC is turned on.
Go
to start > run (type) msconfig <ok>
Click on the startup tab and uncheck as many items as you like… be sure to leave
your antivirus running…
Don’t worry about unchecking something if you don’t
know what it is. As soon as you reboot you can recheck any of these items by
going back into msconfig.
Once done, apply and close, and respond Yes to
restart.
When
you reboot a warning window will open. Check the box that says “don’t show this
to me again” then click ok.

WCA recommends XP Pro although we do
support PC's running XP Home and Windows 2000.
WCA will continue to support Windows 98
SE but only on a best effort basis. New software purchases and upgrades do
receive free support for the first 45 days however any problems that arise
when installing or running the WCA Office Suite on a Windows 98 SE system
will be billable calls.
Q: How do I verify the version of my software?
A: It is a good idea to know what version of software you are using. To verify:
while in RealEasy Appraisals, go to Help, About. You will see the version number
such as Version 3.51, with the date this version was originally issued such as
06/19/006.
The same procedure applies to any software. While in the software, go to Help
(at the top of your screen), About.
RealEasy Appraisals
To determine what version of RealEasy Appraisals
you have installed, open RealEasy Appraisals to the
“gray” starting screen. Across the top toolbar select HELP > ABOUT. The
version number and date are listed.
First you need to make sure you know what version of Appraisals you have
licensed. This is printed on your registration code paper that came with your
software or can be determined by selecting Help > About
with the Appraisal software opened.
NOTE: MOST of these internet downloads require a High-speed Internet connection
like Cable or DSL (NOT Dial Up). If you are on a Dial Up internet, call sales
for a replacement CD at 800-528-3445.
If at any point you need technical help with any of the instructions, you can
call our technical support department at 888-528-3445 but please note that ALL
calls are billable unless you’re under a 45 day warranty. It may be in your
best interest to purchase a replacement CD for $25. The replacement CD will
have all of the up-to-date products. Using the Quick Start Guide that came with
your original shipment you can follow the step by step instructions to
reinstall each product. If you would like to order a replacement CD, please
call sales at 800-528-3445.

***NOTE***
If you use custom skeletons they will need to be updated.
(To determine if you have custom skeletons, go to FILE > NEW > Choose a
form type > OK. The next screen will
list the skeletons for that type of report. Anything listed that is not the
3x5, 4x6, or MIN, are your custom skeletons and need to be updated. Check this
for each form type. You may have several skeletons listed for several different
main forms, all will need to be updated.) For instructions
on how to update custom skeletons, consult the back of the GREEN Sheet you got
with your software upgrade, or go to page 35 in the Quick Start Installation
Guide that came with your original software shipment.
When you open an appraisal the components of the appraisal are uncompressed
and placed in your private working folder (c:\trapriv – each workstation has
its own). When you save the appraisal these components are compressed and saved
in your appraisal data folder then deleted from the working folder. However, if
you have an abnormal shut down while an appraisal is open the components of the
opened appraisal are “left hanging” in the working folder. (In some cases this
is what permits us to salvage the appraisal.) The appraisal program is smart
enough to tell the difference between these “left over” components and the
components of the next opened appraisal – up to a point. But if too much garbage
builds up in the working folder the program can get confused and cause
unpredictable results.
To clean up your working folder make sure you close RealEasy
Appraisals then click on Start > Run (type) c:\tra\tech\aifiles.bat
<ok>.
The screen will “blink” once or twice and open the Appraisal program to give
you a fresh start.
Notes to non-standard installations:
1 - Aifiles will not work if your program and private
working folders are not our defaults. In this case you should delete all the *.axf, *.bmp, *.gif, *.jpg, *.pdf,
*.sav, *.skt, *.ssv, *.rpt, *.tif and *.wmf files in your private working folder (default is
c:\trapriv), the *.aux and temp.sgn files in your
program folder (default is c:\tra) and the *.key files in one of your data sub
folders (default is ?:\tradata\admin\control).
2 – If you are not sharing Quick Responses and other User Databases by locating
them in your private working folder you should be careful NOT to delete them
when cleaning up your private working folder.
Please see the backup section of
our website for more information on the crucial data you need to be backing up.

To turn the "Use Dimension Calculator" question
off.
Experts:
Add the following statement under [Options] in the tra.ini control file.
UseDimensionCalc=0
Detailed Help:
Click on Start > Run (type) c:\windows\tra.ini <enter>
Find the [Options] section by clicking on Edit > Find (type) Options >
Find Next > Cancel. If you find a statement in the [Options] section that
reads UseDimensionCalc=1 change the 1 to a 0 (zero).
If you do not find that statement, go to the end of the [Options] line and hit
<enter> to open a new line. In the
new line (type) UseDimensionCalc=0.
In either case select File > Save > File > Exit to save the changes
and exit.
Problem: "Could not locate font
description file check directories paths and exe drive in Tra.ini."
Additional Information: This is
caused by a corrupt TRA.INI control file in the Windows folder on your
computer.
Solution: Delete the
C:\Windows\tra.ini file, then
reinstall RealEasy Appraisals from your latest CD.
How to reinstall is included in the Quick Start Guide that came with your
software. Complete the process by
accessing our website and installing the latest release.
The exact method to update customs skeletons
can change from version to version of the WCA software. For exact instrcutions
please refer to your most recent green or red sheet that came with your WCA
shipment.
Problem:
In the latest URAR upgrade, on the page for additional
comps 4, 5 & 6, I am unable to type in any comments in the "Sales
Comment" field below the adjustment grid
Information:
The cause is corruption on the custom skeleton used to create that report.
Solution:
Resave your custom skeleton by using the CTRL open method.
This is outlined in the Quick Start Guide instructions on Page 35.
Problem:
You get an error message when trying to install RealEasy
Photos Plus from CD 12 or newer.
Could not execute the external program.
C:\windows\system\regsvr32.exe.
Information:
Something in Internet Explorer is corrupt.
This is probably caused by spyware infecting the PC.
It may be Spyware causing the Windows System files to
not function correctly. In this case, (and it is highly recommend ANYWAYS) go
to a Best Buy/Circuit City type place. Pick up SPYSWEEPER (about $30) Install
it on your PC and UPDATE IT! Then run a full scan and remove any spyware infections. You can load this on each PC in the
office and do the same. Unfortunately, it's VERY hard to get rid of spyware once your infected (but
easy to prevent). If you have infections, and doing the REMOVE in this program
is not able to remove them, you may need to take the PC to a technician to have
the spyware removed and Windows reinstalled - whatever becomes necessary.
Solution:
FIRST remove the spyware infecting the PC.
Then Reinstall Interent Explorer 6.0.
Go to My Computer, C: drive, program files, internet explorer, find ie6setup.exe. Double click on it to run it. (If you do not have this file, visit www.microsoft.com to download
IE 6.0 installation and then install it.
*Please see General Question # 7 for information on
limited support for Windows 98 SE.
Problem:
Review It not working for the new UA5.
Information:
This is only a problem for customers using REA version 3.5 and 3.51 AND have a
CD version 11.x.x or 12.0.1 or 12.0.2
Solution:
Open My computer
Browse to your C: drive.
Open the Windows folder (some systems this folder is called winnt).
Double click on the file called TRA or TRA.ini (there is
only one with this EXACT name)
In the CUSTOM COMMANDS section of this note pad find the
line that begins with REVIEWIT =
Change the line to look like the line below (basically you
are changing the word reviewit.bas to be rev_ua5.bas)
ReviewIt=Tools,&Review-It Ctrl+Shift+W,rev_ua5.bas,Ctrl+Shift+W
Now Close the notepad, YES to save.
Review-It should work for both the old UA2 and the new UA5
forms.
Trying to open REPhotos Plus, Appraisals gives a General Protection
Fault in BC3rtl.dll error
Problem:
In the old URAR (UA2) form, if you have extended comments saved in a report, then try to open RealEasy Photos
Plus, Appraisals will give a GPF BC3rtl.dll error and shut down.
Note: The UA5 (new urar) does not have this problem,
only the old URAR (UA2).
Solution:
Update RealEasy Appraisals to the latest 3.51 version
Note: For customers with version 3.5 this is a billable update.
Please see the other Appraisal FAQ's for how to know what version you have and
how to update to the latest.
Problem:
When opening/installing RealEasy Appraisals or RealEasy Photos Plus, you get an error message about
ntvdm.exe
Information:
This only applies to Windows Media Edition 2005.
The cause is an invalid default printer set in RealEasy
Appraisals.
Solution:
The Default printer was one that is no longer
attached to the pc (it was a physical HP printer that was offline).
Set the defprinter= statement to a different one or
clear the line after the = symbol in tra.ini and OK.
In other words: Start > Run (type) tra.ini
<ok>.
Find the line that begins with defprinter= and clear
out the rest of the line after the = symbol. Save and close.
This may also apply to this same error in RealEasy
Photos Plus. Edit the c:\windows\photomgr.ini control file and remove the
default printer and change the default printer in Windows.
Then, in Windows, set default printer for the computer to a
connected printer (it can be adobe if installed). Just make sure printer is
really connected (not a phantom old residual from a disconnected or shut off
printer). Then Reopen REA… it will grab the font settings from the default printer.
Additional Key words: TRA.ini winprint.drv
winprint ntvdm printer spoolsv
Windows Explorer and RealEasy Appraisals FILE > OPEN display different lists of Files
Problem:
When you go to File > Open in RealEasy Appraisals
there are little or no files listed in
C:\tradata\data.
When you go to My Computer, and browse to the same default directory there are
lots of files not seen from within RealEasy
Appraisals.
Information:
This is caused by the attribute for archiving the tradata\data
report files has been removed. This is often caused by a backup system that
changes these archive attributes.
Solution:
Ultimately to keep the problem from reoccurring, change your backup system so
that it does not change the archiving attribute in RealEasy
Appraisals.
To manually fix this: Locate the TRADATA folder on your local C: drive or your
network drive. Right click on the TRADATA folder > Properties > Advanced.
Check the top 2 check boxes, "files ready for archiving" in
particular. Then Apply and OK all the way out.
As most of you know there is a problem with the storage and
retrieval of Neighborhood/Site/PUD information and the new Fannie Mae forms. It
turned out to be something other than a simple fix. Our development staff is
going the extra mile to do it right by including changing the technique from
each form having its own neighborhood database to a common database shared by
all forms. This change will take as much as three to four months.
In the mean time it is suggested you use the RealEasy Appraisals Import function as a work
around. Just open a new appraisal and select
File > Import > (type) An
existing appraisal's filename <okay> to display the existing appraisal's
form sections.
Select the Neighborhood, Site and PUD Information sections
and click on Okay to import those sections into the new appraisal.
On those you use frequently, you can, if you wish, be a
little more sophisticated and create Files with just the
Neighborhood, Site and Pud Information sections
completed and Import from them.
Version 3.5/3.51 - Odd Problem Where the Subject Address is in All Caps when opened directly
from Email or Windows Explorer
Update to the latest version 3.51 on our website or call sales for an
upgrade purchase or a replacement CD. 800-528-3445
So, for your current version, SAVE the file from email to your
C:\tradata\data folder OR copy the file from the networked PC and paste it into
your C:\tradata\data folder.
Then open RealEasy Apraisals
> File > Open > select the file that has been saved and open it. It
should open without that problem.
The 3.51 release of RealEasy Appraisals fixes this
problem.
Update to the latest version 3.5 or
3.51. Both most recent versions will allow you to edit these fields. See
www.wca-inc.com for downloads of the latest.
Make sure you download the correct version.
Most Lenders require the reports to be received in PDF format. The reason being that if the lender does not have our software they
would not be able to read our appraisal report file. PDF formats are easily readable by any
computer that has the Adobe READER. It’s
installed on most computers already and if not it can be downloaded for free.
The READER is free to be able to VIEW PDF documents. What you need to be able to
CREATE PDF files from your appraisal is a PDF WRITER. We recommend Adobe Writer
version 6.0 or 7.0. That is easy to find in any Best Buy/Circuit City type
place. Adobe has good support for their products. Although Adobe is a bit more
expensive, if you are not computer savvy, we strongly recommend purchasing
Adobe Writer so you can receive free support from Adobe to help you install and
use the product.
We suggest the saving to your Desktop if the pdf
files are to be kept short term. Create a special folder for long term saves.
BEFORE clicking Save, be sure to check the box that says "View PDF
File" (it's on the bottom of the SAVE AS box).
After the pdf is created give your PC about 10 to 15
seconds to pull up a preview of your appraisal in Adobe. Preview it then click
the email button in the top right side (It looks like an envelope with an up
arrow); It should open your default email client and
attach the pdf file to the email. All you need to do is address it, enter the
subject and any message you wish to include and click on send.
There is a less expensive alternative made by a company called Nuance that
creates PDF’s just like Adobe.
http://www.nuance.com/pdfconverter/
You want the PDF Create! 3. It is $50 (Scansoft
changed it's name to Nuance). PDF Create! 3 is the fast, reliable and
affordable way to turn all of your PC documents, drawings and images into
industry-standard PDF files.
Following are some further instructions for the Nuance Create! 3
Synopsis:
After creating and saving an Appraisal use Nuance to create a PDF file from the
appraisal. Attach the PDF file to an E-Mail and send the E-mail.
FOR WINDOWS XP and 2000:
Create and Save your Appraisal.
Go to the Print Menu.
Set Your Printer to the Nuance PDF Creator and legal size paper.
Print to Nuance. This will create a pdf file and open
a SAVE AS box.
At the top, select where you want to save the file (can be any where on the pc
just as long as you know where).
TO
create and send a PDF:
Go to File > Print. Select Printer Setup and select your PDF creator. List
the pages to print and select print. A message will display asking where to
save the PDF file. Save it somewhere you can find it again if needed… your
Desktop for example or a PDF folder you have created.
At this point, if your Adobe is set up correctly, you should see the Adobe
Reader open a preview of the PDF file. In Adobe, you can click the MAIL button
in the icon line at the top, or go to File > Email and address your email
like normal and send.
IF
ADOBE doesn’t automatically open and display your PDF, go to Start > Control
Panel > Printers and Faxes > right click on Adobe > Properties >
Printing Preferences. Make sure the “View PDF Results” option is checked… If it
is not, check it, then OK out and the above instructions will work properly.

Situation:
Installing the Microsoft security update for KB885250 breaks network installs
of RealEasy Appraisals where the clients are
running Windows 2000/XP/2003 and the server is running Windows 98/ME. See
http://www.microsoft.com/technet/security/bulletin/MS05-011.mspx.
Attempting to save a report results in the following error
message: "This file is already in use by another system user.
Try saving using a new filename."
Attempting to open a report results in the following error
message: ""Error creating report lock control file.
Invalid argument"
Solution:
(1) Removing the Security Update for Windows XP (KB885250) through Add/Remove
programs in the control panel is the short term solution.
(2) But since Microsoft may continue to implement this file in future updates,
the best solution would be to upgrade the server to Windows
2000/XP/2003.
(3) Or one might move the Win 98/ME machine from server capacity to a
workstation capacity, and use the Win 2000/XP/2003 machine for the server.
To implement the short term solution:
1. Click Start-Control Panel.
2. Double click on Add/Remove Programs.
3. Click the box at the top center for Show Updates.
4. Scroll down and left click on Windows XP Hot fix -KB885250.
5. Left Click on Remove and remove this update.
Again, this removal is a short term solution. The long term solution would be
to use a Win 2000/XP/2003 server by either switching the Win 2000/XP/2003
machine to be the server or upgrading the server to Win 2000/XP/2003.
NOTE:
New DELLS are now including this update (see below) in the OS install and it is
not removable.... the only option is to replace the 98/ME machine... We came
across this with a computer reseller locally who was replacing workstations but
still had the win98 machine as the old server (they will be replacing the
server with Win 2000 server)
The
file association is not set. This just means Windows is not sure what program
to use to open the .rpt appraisal files.
If you have windows XP, it’s easy to reestablish this link.
Go to the C:\tradata\data folder.
Right click on ANY of the .rpt files, choose properties, Next
to Open With, click the CHANGE button.
Look in the list for FORMS ENGINE with the green normal icon. If you see it select it. Check the box that says “always use the selected
program…. Etc “ if it isn’t already checked then click
APPLY or OK.
GIVE it several seconds to a minute to make the change. All the icons should
change to green.
If FORMS ENGINE was NOT in the list to pick from Click BROWSE.
In the top LOOK IN box choose, the C: drive and the TRA folder, Double
click on TRA.EXE (the green icon file called TRA) Then
follow above instructions.
The behavior described would indicate that the Appraisal Index file (traindex.dta) has become corrupt.
Frequently, the corruption is rather localized so that if you wait until the
beginning of next month, the number will again reset itself. However, if it
does not reset, then the corruption is too extensive. In any event, if you have
a backup of traindex.dta, archive it so that it will
not be overwritten by subsequent backups. If the number does not reset at the
beginning of next month, restore this archived backup. It would probably be
best to restore from the backup anyway and run the index rebuild. If the backup
was made at the beginning of this month for example, this would mean that you
only have to run it for 20 or so reports, which would be a minor issue as
opposed to trying to keep an index which is partially corrupt. If the number
does not reset and if there are no backups, then a full file index rebuild will
be necessary.
CAUSE of RealEasy Appraisal report corruption:
There are so many factors that can cause corruption there is no way of
determining the actual cause.
Some examples:
1: A simple glitch on the hard drive of the server in the spot where that file
is stored.
2: An electrical brown out or black out.
3: A power surge.
4: Another program interfering.
5: A Windows file having trouble, causing the database file to not open.
LOTS of things.
Nothing really caused by a user doing something wrong nor
a problem in our software.
To search by neighborhood using the
file index (rolodex) feature)
We have that ability – but you must
provide the Neighborhood name
Any time before you save the appraisal
for the final time click on Contents > Report Profile.
In the 3rd section on the right (File
Indexing/Tracking) there is an “Extra” field.
Enter your Neighborhood name there and
you can search same in the Index.

For example the following will make ‘Average’ fill the Condition field of all
3 comps.
Open a new URAR.
Select the CONDITION field text box for COMP 1.
Click the Red T
with Lightening Bolt icon.
Click ADD (For this Example we will name it AVG/3 ) so
you know it will type Average in all 3 text columns. Click Okay.
Now instead of typing, copy the text below into the Windows Clip Board (highlight
it then hit CTRL and C) then paste it into the white box where you would
normally type your macro (Click in the white box and hit CTRL and V).

GO (LINE|6)

Assign it to a Hot Key.
Choose MACRO instead of PLAIN TEXT then click OK. You should see Average go all
the way across.
Now to edit this macro you can do the same thing, call it say, Fair/3
Then cut and paste the same macro but change the word Average to the word Fair
and save it as a macro.
Lastly you can change this for different fields.
Use the same concept to make many of these macros for all different fields in
that section.
